Most conveyancing problems were created weeks before closing.

Conveyancing is the legal transfer of ownership, and when it goes well nobody notices it happened. When it goes badly it is rarely because of something that occurred on completion day. It is a subject clause that was never satisfied, a charge on title nobody searched, a strata document nobody read, or a lender requirement that quietly contradicted the contract.

We act on residential and commercial closings across Surrey and the Lower Mainland, for buyers, sellers, and owners refinancing or moving property between family members. Because the transaction sits inside a full-service firm, a problem that turns legal — a dispute with the other side, an ownership structure that needs rethinking, an estate or family issue attached to the property — does not mean starting again somewhere else.

Four stages, in order.

Before the contract is firm

The cheapest time to fix a transaction is before subjects are removed. We review the contract, the subject clauses and the closing dates, and tell you plainly what you are agreeing to.

Title and due diligence

We search title and identify every registered charge: mortgages, easements, rights of way, statutory building schemes, liens and covenants. For strata, we review the Form B, bylaws, minutes and depreciation report.

Lender and documentation

We take the lender's instructions, prepare the transfer and mortgage documents, and confirm that what the lender requires and what the contract requires actually agree with each other.

Documents are filed electronically with the Land Title and Survey Authority, funds move through our trust account, and we confirm registration. You get clear title, on the day you were promised.

What clients usually ask first.

What does a conveyancing lawyer actually do?+
Conveyancing is the legal transfer of ownership from one party to another. We search title to find every charge registered against the property, review the contract and any strata documents, prepare and file the Form A transfer with the Land Title and Survey Authority, take the lender's mortgage instructions, prepare the statement of adjustments, and hold and release funds in trust. The aim is that you receive clear title and the money moves on the right day.
Do I need a lawyer, or will a notary do?+
Both lawyers and notaries public can complete a straightforward conveyance in British Columbia. The difference is what happens when a transaction stops being straightforward. A notary cannot act for you in a dispute. If the contract is contested, title reveals a problem, the other side fails to complete, or the ownership structure needs legal advice, a lawyer can advise and act on all of it without you starting again with someone new.
When should I involve you, before or after I sign?+
Before, if the timing allows. Most of the expensive problems we see were created at the contract stage, in subject clauses, closing dates, and what was or was not disclosed. Once the contract is firm the options narrow considerably. If you have already signed, contact us as early in the subject-removal period as you can.
What is a statement of adjustments?+
It is the accounting underneath the closing. Property taxes, strata fees, utilities and similar costs are prorated between buyer and seller as at the adjustment date, so each side pays only for the period they own the property. It also sets out the deposit, the mortgage advance, and exactly what must be delivered on completion.
I am buying a strata unit. Is anything different?+
Yes. On top of the usual title work, a strata purchase means reviewing the Form B Information Certificate, the Form F Certificate of Payment, the bylaws, minutes, depreciation report and contingency reserve. These documents are where special levies, ongoing disputes and building problems surface. Reading them properly is the difference between buying a home and inheriting somebody else's repair bill.
